Signs waterproofing may be needed
Watch for white mineral staining, wet block walls, standing water after rain, muddy tracks, rust on crawl space equipment, recurring sump pump activity, soft soil, musty odor, or water marks near foundation penetrations.
Interior and exterior decisions
Some homes need exterior grading or downspout corrections first. Others need interior drain tile, a sump basin, vapor barrier changes, wall liner, or crack repair. A good contractor should explain why the water is arriving before quoting a system.

- Whether gutters and downspouts discharge away from the house.
- Whether the property slopes toward the foundation.
- Photos of the wet area, wall stains, and crawl space access.
- Any inspection report language or repair deadline.
